OCTOLA III: A New Era of Arctic Luxury in Finnish Lapland

There are few places left on Earth where nature still feels entirely untouched. High above the Arctic Circle, where rolling fells stretch endlessly towards the horizon and ancient Sámi lands unfold beneath vast Nordic skies, a profound silence settles over the landscape. In winter, the tundra glistens beneath a blanket of pristine snow, interrupted only by the tracks of migrating reindeer.

By night, ribbons of emerald and violet aurora dance across the heavens, illuminating frozen forests and distant mountain ranges that extend across Finland, Norway and Sweden. The air is so pure it feels almost crystalline, carrying nothing but the scent of pine, snow and wilderness. It is here, suspended between earth and sky, that Octola III emerges as one of the most extraordinary new luxury retreats in the world.

Opening on 1 December 2026, Octola III welcomes guests to an invitation-only sanctuary hidden deep within the remote fells of Finnish Lapland. Perched 500 metres above sea level on the historic foundations of a former radar station, the ultra-private retreat accommodates just six guests across three beautifully designed bedrooms, offering unparalleled seclusion within a protected Sámi wilderness area.

With panoramic views stretching across three countries, Octola III represents the latest evolution of the acclaimed Octola Private Wilderness portfolio. Designed for discerning travellers seeking transformative experiences in nature’s purest form, the property combines bespoke hospitality, extraordinary Arctic adventures and meaningful cultural immersion with the Sámi people.

Despite its remarkable remoteness, accessibility remains effortless. Guests arrive via Enontekiö Arctic Airport before being transferred privately through the wilderness to the lodge. Once there, the modern world seems to disappear entirely.

The retreat occupies an expansive private wilderness domain spanning tens of hectares, accessed via more than five kilometres of private roads. Here, privacy is not simply a luxury but a defining characteristic. There are no neighbouring properties, no passing traffic and no interruptions, only uninterrupted views across one of Europe’s last great wildernesses.

Designed by UKI Architects under the leadership of renowned Lappish architect Hannu Voutilainen, whose vision has shaped every Octola property, the lodge embraces the traditions, materials and landscapes of the North. Accommodation can be reserved as a one-suite retreat, a two-suite configuration or as a full lodge buyout, allowing complete flexibility while preserving Octola’s hallmark discretion.

At the heart of the experience lies a deep respect for Sámi culture. Located just 45 minutes from Kautokeino, often regarded as the cultural capital of the Sámi people, guests can explore traditional silver workshops, visit historic sites and gain rare insight into one of Europe’s oldest indigenous cultures. Partnerships with local reindeer herders offer the opportunity to accompany migratory herds across the tundra, experiencing traditions that have remained largely unchanged for generations.

Wellness takes on a distinctly Arctic character at Octola III. A custom-engineered ice-swimming pond sits beside a wood-burning sauna at the water’s edge, embracing the Nordic philosophy of contrast between heat and cold. In the stillness of winter, guests move between steaming warmth and invigorating icy waters, a ritual celebrated for both physical renewal and mental clarity.

Elsewhere, a dedicated Games Den provides an unexpected addition to the wilderness experience. Spanning 220 square metres, the leisure complex features a fully stocked bar, professional darts setup, billiards and even an indoor track where guests can learn and practise suopunki, the traditional Sámi lasso technique.

For larger groups, Octola III can be combined with its sister property, Aurora Radar Station. Opened earlier this year, the former highly classified radar installation has been transformed into an exclusive Arctic retreat offering five apartments, ten bedrooms, dining facilities and extensive wellness amenities. Together, the properties create a 1,000-square-metre private wilderness estate capable of accommodating accompanying staff, security teams and additional guests while preserving the exclusivity of the main lodge.

A defining feature of Octola III is its commitment to environmental excellence. Situated within one of the cleanest environments on the planet, the property offers guests the rare opportunity to experience Arctic air of exceptional purity. Building upon Octola’s pioneering sustainability initiatives, the retreat features research-grade air quality monitoring technology that continuously measures atmospheric conditions throughout the year. Guests can view real-time data regarding the air they breathe, while the information simultaneously contributes to wider scientific climate and atmospheric research.

According to the World Health Organization, spending just one week breathing the pure Arctic air of Lapland may extend a person’s lifespan by more than 24 hours, a remarkable testament to the health benefits associated with pristine natural environments.

Reflecting on the launch, Janne Honkanen, Founder of Octola, comments:

“With Octola III, we are taking our established concept of ultra-private, quiet luxury to the literal top of the fells. We have created an environment where guests do not just observe the Arctic; they are entirely enveloped by it. From the thousand-hectare wilderness views to the deep cultural connection with the Sámi people and the measurable purity of the air, Octola III represents an absolute boundary-pushing evolution of experiential travel.”

To preserve the ultra-discreet nature of the Octola experience, reservations cannot be made online. Access is granted exclusively through a carefully curated private waiting list, ensuring the intimacy, privacy and exclusivity.
